This is one line every real estate professional has heard at least once. And honestly, I understand. Many buyers today want to go direct, thinking it will save money, avoid pressure, and reduce confusion. But here’s the reality: Buying a home is not just a transaction. It’s a decision of a lifetime. And this is where the role of a good broker becomes powerful

What NOT to say (kills trust instantly):

  • Broker se hi lena padega
  • Aapko koi farak nahi padega
  • Hum free mein kaam karte hain
  • These lines make the buyer feel manipulated.

What to say instead (trust-building response):

Samajh sakta hoon… kaafi log direct lena prefer karte hain.” (Pause. Let the client relax.) Then ask ONE simple question: “Aap direct lena isliye prefer kar rahe ho because price better milega, ya past experience kharab raha hai?” Because 90% objections are not objections. They are hidden fears.

Reposition your role:

A buyer doesn’t want a salesman. They want a guide. “Main seller nahi hoon… main aapka advisor hoon.” Not pushing. Not forcing. Just guiding.

Why buying through a broker actually helps (if the broker is professional):

  • Market price clarity (no overpaying)
  • Comparison across multiple projects (not limited to one builder)
  • Negotiation support (payment plan, offers, inventory)
  • Documentation & legal guidance (risk reduction)
  • Possession timelines and project credibility check
  • Loan process coordination
  • Post-booking support (handover, snagging, CRM follow-ups)

The builder sells his project. A broker protects the buyer’s decision. Best line to close without sounding salesy: “Mera kaam sirf itna hai… aap galat decision na lo.” No pressure. Only trust

My honest message: Support good brokers. A professional broker is not an extra cost. A professional broker is an insurance against wrong decisions. Yes, the industry has seen bad practices. But the solution is not to remove brokers. The solution is to support the right ones who work with ethics, transparency and customer-first approach. Because in real estate: Sales push se nahi… positioning se hoti hai.
